This involves an initial consultation to listen to your thoughts and ideas on the proposal. Following this meeting we build a brief from your requirements and set out our fees based on the level of involvement we feel the job requires. We also provide an indication on the other fees you are likely to incur before a penny is spent (for example structural engineer & building control fees.) An open book policy stating all the fees you may need to pay before a spade touches the ground is something we strongly believe in.
If appointed we provide a measured survey of any existing buildings that would have an impact on the scheme and record all relevant information including things such as drainage.
Once the survey is drawn up we then use this information to produce a couple of options as feasibility sketch schemes.
You would be presented with the existing and proposed scheme(s) and that completes stage 1.
Attaining planning permission requires in depth research into each specific site as every planning application is looked into individually by the local authority. There is no such thing as a guaranteed planning application, and for this reason we will make full use of our expertise and will do our best to guide you on the correct path.
One thing to look out for when you are thinking of an extension/ new build is if there has been a similar successful application within a close proximity to the proposed site. This can be seen as a positive so please do inform us of this development.
If we are asked to look at a layout design for a few houses or for larger developments, these applications require a lot of information before a planning pack can be set in place. With our skill set we provide our clients with a great opportunity of success and if we are unsure on the proposal we would inform you of our concerns during the design process and once again before the application is submitted.
Once we obtain planning permission, or have gained permitted development, we then move onto our technical pack. We ensure our technical packs & building regulation drawings are detailed to a high level. We send our technical pack out for quotations to various builders and once one has been appointed, we would answer any questions they may have about the project.
Completing technical drawings requires comprehensive knowledge of the construction industry and the buildability of each individual project. We ensure the build can be explained as simply as possible to all the contractors involved and we apply this knowledge to each design to achieve the highest quality outcome.
